RECENT REAL ESTATE CONSULTING & BROKERAGE ASSIGNMENTS


Industrial Land Lease - Represented the owner of a small trucking firm in the search for an industrial trailer storage yard. Researched the market for possible sites that would meet their demand. Found an unlisted site and negotiated with the owner on behalf of my client. Agreed to terms including new fencing topped with three strands of barb wire, an electronic security gate, new LED site lighting and wiring for security cameras. LEASED 


Sale Consultation - Represented the owner of a large multi-story building leased to a state entity. A new lease was put in place and I assisted the owner in a sale negotiation to a third party based on the terms of the new lease. A reasonable price was determined based on a review of historical expenses, projected income , market capitalization rates and specifics of the new lease.


Real Estate Tax Consultation -  Reviewed the tax valuation methodology and overall value for a $40,000,000 portfolio of multi-family properties for the current owner. Reviewed current rent rolls and income and expense statements and compared the assessors income valuation to an income valuation utilizing the actual income and expenses. Recommended which properties should be challenged and negotiated a settlement with the tax assessors office. 


Real Estate Purchase Consultation - Consulted with a local investor who was considering purchasing a commercial building in the Historic District. Evaluated the property based on its current use including review of current leases, expenses, etc. Also evaluated the property as a redevelopment assuming the current tenants were to vacate the building. Presented this analysis to my client for use in evaluating and negotiating the potential purchase.

Restaurant Building - Purchaser representation -  sale negotiation including real estate contract and amendments.  The property was purchased by the adjoining property owner to expand their campus. The building was converted after the purchase for use as a retail store and office supporting an adjoining commercial bakery facility for a local cookie company. SOLD


Three Adjoining Retail Buildings - Historic District - Owner representation including marketing and sale negotiation. Developed all marketing materials including digital brochures and a stand alone web site. Direct marketing to our proprietary investor database and national marketing web sites including Loopnet and Costar. Assisted the owner in interviewing and selecting an environmental consultant to prepare a Phase II environmental site assessment of the property. Developed initial hotel concept for the site with assistance from a local architectural firm incorporating the historic buildings on the site. The property consisted of three attached buildings on the corner of Bay and Habersham Street - BUILDING (A) 1,917 square feet; Brick walls with steel truss roof support; Built ± 1920’s ; 448 Square Foot attached concrete block storage building; Rear surface parking. BUILDING (B) 5,442 square feet; Open wood truss structure with brick veneer; Built 1897. BUILDING (C) 2,449 square feet; Formerly occupied by Dry Cleaners as a pick up / drop off location; Built ±1960’s; includes surrounding parking. SOLD 


6.074 Acre Industrial Site - Owner representation -  sale negotiation including real estate contract and amendments, escrow agreement to extend access road, and access and utility easement agreement. Property located In Pooler Georgia, on the corner of Jimmy Deloach Parkway and Triple B Trail at a median break. The site will be developed with a single owner occupied warehouse building containing approximately 50,000 square feet. SOLD 


Coastal Barrier Island Consultation - The owner was interested in evaluating ways to reduce the property taxes on the Island.  Advised property owner on the cost and tax treatment related to a Conservation Use Valuation Assessment (CUVA) versus a Conservation Easement on the island. Also met with and recommended an environmental consultant to review the amount of wetlands on the property and perform the site inspection and prepare documentation for the required environmental studies. After research into both possibilities and interviews with knowledgable appraisers and environmental consultants it was concluded that the CUVA was the best option. In addition it was determined that the property likely had significantly more wetlands (valued at $1,000 per acre by the tax office) than shown on the tax assessors records. It was recommended that a preliminary wetlands survey be prepared and utilized in negotiations with the assessors office. 


Industrial / Commercial Sites - I-95 & Jimmy Deloach Parkway -Developed and implemented a site development and marketing strategy for a 160 acre interstate commercial tract with a wetlands permit expiring in less than 8 months. Coordinated the rezoning and sale of the 70 acre primary site for industrial use allowing this portion of the site to be developed prior to the permit expiring, averting a significant financial loss. After resolving the issues impacting the primary site, implemented a strategy for maximizing the value of the remainder of the tract (Three secondary sites). 4.04 Upland Acre Secondary Commercial Site - SOLD ;  5 Acre Secondary Industrial Site - SOLD ; 28.54 Acre Secondary Multi-Family Site - SOLD


Highest and Best Use Consultation - Large multi use retail/restaurant parcel on Tybee Island. Inspected and measured the multi-building complex and developed a detailed building sketch. Prepared a market analysis which included historical land and improved sales for the last ten years along with current listings to determine market trends. Estimated market rental rates for each individual space. Evaluated the project as a whole and as subdivided into multiple independent units as currently configured. Developed and prepared preliminary layouts for reconfiguring the multi-building complex to maximize value.


Industrial Lease - Represented the owner of a speciality hair care products business in the search for an industrial distribution space of between 100,000 and 125,000 square feet for immediate occupancy. Because of the current demand for industrial space, very few immediate occupancy options were available. I evaluated and presented the best available buildings including sub-lease space and space under construction. A recently completed 73,120 square foot building was selected for immediate occupancy. Because the user needed more space, I negotiated to combine this existing building with a proposed adjacent building and the space in-between which allowed for immediate occupancy of 73,120 square feet and a final combined occupancy when the adjacent building is completed (approximately 3 months) of 118,125 square feet. LEASED

Retail / Warehouse Building -  Owner representation including marketing and sale negotiation. Williams Street just off of Victory Drive. One-story concrete block building with metal roof containing 2,560 square feet that was built in 1971 and extensively remodeled in 2008. The building has 2,090 square feet of heated and cooled space that is partitioned into a reception area, office, a large open room, one 2-fixture restroom, one 3-three fixture restroom which includes a stall and a janitor' s closet. The Highlands at Godley subdivision is located to the north. The 21 acre site was approved for a density of 12 units per acre. All utilities are available to the site. Owner Representation - Lease Negotiation - Represented the owners of a landmark commercial property on Johnson Square in negotiating a new lease for a 3,433 SF ground floor space. The adjoining tenant is Regions Bank LEASED 


Religious Facility - represented a church congregation in the search for and lease / purchase of a 17,136 square foot modern church facility including a large open sanctuary space with a seating capacity of approximately 400 people, multiple office’s, classrooms, large fellowship hall with kitchen and paved parking areas. 2014 Real Estate Tax Consultation -  (for tax year 2013) for an individual with a portfolio of 19 commercial properties, 12 of which are convenience stores, located throughout the City of Savannah. All of the properties were evaluated to determine if the assessors value was at market and equitable with other similar properties. After my research was completed, changes were negotiated directly with the assessors office and/or I represented the property owner at the Board of Equalization hearing.


2014 Real Estate Tax Consultation -  (for tax year 2013) on a portfolio of 8 properties including 6 historic Inns located in the historic district. All of the properties were evaluated to determine if the assessors value was at market and equitable with other similar properties. Historical income and expense statements were reviewed and actual expenses were compared to projected expenses utilized in the appraisal of the properties. Sales of comparable properties are also reviewed. After my research was completed, changes were negotiated directly with the assessors office or I represented the property owner at the Board of Equalization hearing.


Market Rental Analysis - for space occupied by the Recorders Court on the first and third floor of the Chatham County Courthouse located at 133 Montgomery Street, Savannah, Chatham County Georgia. I physically inspected the interior of the space and reviewed the “As Renovated” architectural plans. The gross, rentable and common areas for the County Courthouse were calculated from the building plans. A load factor for the building as a whole was calculated and utilized to estimate the Rentable Area for the space. Based on my inspection of the space, review of the architectural plans, interview with the architect and a rental survey of downtown office space, I estimated the market rental rate for the space.

Owner Representation - Sale Consultation - Evaluate the offer price for a prime westside development tract fronting I-95. My review included an analysis of the potential cost to develop the site, the feasibility of additional access, and the compiling of comparable sales and listings. This information was used to assist the owner in determining a reasonable price range for the site for comparison with an offer to purchase.


Owner Representation - Sale Consultation - Evaluate the offer price for a prime downtown hotel site. My review included determining the allowable building coverage and density for a hotel site with partial historic improvements. Information reviewed as part of my analysis included the historic district land sales, review of the current zoning, historic district height map, historic building map, and interviews with zoning officials and the historic preservation officer for the City of Savannah. My analysis determined the building density that the site would allow and the number of potential hotel units that could be developed. This information was used to determine a price range for the site for comparison with the offer to purchase. 


Owner Representation - Lease Negotiation - Represented the owners of a landmark commercial property on Johnson Square in negotiating a long term lease extension for a major national bank tenant. LEASED


Major Property Holder Tax Consultation - Tax consultation and property review / analysis for a client with a portfolio of 22 properties in Chatham County including offices, retail centers, and vacant land. The review included an in depth analysis of each property to determine if the tax values were at or below market value and valued equitably with comparable properties. Where valuation or equitability concerns were identified, the properties were appealed and negotiations with the tax assessors office were initiated.

Compiled renovation cost estimates in association with a local contractor and researched historic residential sales and listings. Prepared an analysis utilizing this research to determine a price at which the total investment would equal market value.


Downtown Office Rental Study - Consultation for a downtown office property owner. Services included inspection of the clients office properties, measuring and calculating the rentable are of each space, preparing a rental survey of comparable office space, determine market rental rates for each of the individual office spaces.


26.25 Acre Industrial Tract - Owner representation. Sales negotiation and site selection and layout within a larger parcel.
